The proposed building extends to approximately 4,900 sqm floorspace (50m x 90m) and is 14.5m high. The design and appearance of the building is consistent with that already approved at Units 1, 2, 3, 5 and 8.

Development Benefits

The primary benefit of this development is to provide a high-quality industrial building to assist the growth and modernisation of businesses.

The building will provide an opportunity to both existing local businesses and new businesses starting-up or relocating into the in the Bolton and Westhoughton area.

Avoidance and Mitigation of Impacts

The assessment and mitigation of impacts associated with the Phase 1 development have already been addressed through the outline planning permission, which controls the size, height and use of buildings. Environmental matters including drainage and ecology have been resolved with the approval of the site-wide works, including creation of an ecological enhancement area, sustainable drainage basins and landscape buffer planting.

The proposed building at Unit 6 is of a lower height than the maximum allowed by the outline planning permission and the building is set back from the south boundary of the site.

An acoustic screen fence is to be installed to the west end of the service yard to reduce any emission of noise from activity in the service yard.

The building is specified with solar panels for renewable electricity generation and has shall have electric vehicle charging points to support use of zero- and low-emission vehicles.
